New windows and doors set into new or reworked openings, measured and sealed so the opening is finished when the job is done.
Installation means there is no existing unit coming out. The opening is new, or it is being changed, a window made bigger, a wall opened up for a door that was not there before, an addition getting its own windows for the first time. That changes the order of work. The rough opening has to be built and checked before anyone talks about the unit that goes into it.
On site the sequence runs measure, check the opening for square and plumb, tie the flashing into whatever the wall is finished in, stucco, siding, brick veneer, then set the frame, shim it evenly, fasten it without twisting it, and seal the outside so water sheds away rather than into the wall. Trim and hardware adjustment come last, once the frame is sitting the way it should.
In Albuquerque most of that flashing work is happening against stucco, and stucco does not forgive a sloppy tie in the way some sidings do. Get the flashing wrong and the first hard monsoon storm finds it, usually behind the wall where nobody sees it until the stucco stains or cracks a season or two later.
How it runs
- Measure and confirm The rough opening is measured and checked against the unit ordered before any work starts.
- Prep the opening Framing is inspected and any gaps or out of square conditions are corrected first.
- Flash and set Flashing goes in so water moves away from the opening, then the frame is set square and plumb.
- Shim and fasten The frame is shimmed evenly around its perimeter and fastened without pulling it out of square.
- Seal and insulate The gap between frame and rough opening is filled, then the exterior is sealed against water and air.
- Trim and test Interior trim goes on, hardware is adjusted, and the window or door is checked for proper operation.
